Job Description

General Statement of Duties

 To perform responsible technical and administrative work requiring independent judgment in the administration and enforcement of the zoning code, zoning processes, and Comprehensive Plan.

Distinguishing Features of the Job

An employee in this position is responsible for administering the Peachtree Corners Zoning Ordinance and implementation of the Comprehensive Plan. The employee investigates zoning, writes reports of findings, and advises developers, builders, and citizens of zoning regulations and the public hearing process. The employee also participates in site plans review to ensure compliance with codes and ordinances and serves in an administrative technical support role for senior management. The Planning and Zoning Administrator also assists the Community Development Director in serving as staff liaison to various boards and committees to include but not limited to the Zoning Board of Appeals and Planning Commission. Management of the Comprehensive Plan including amendments to the document is also a job responsibility. Work is performed under the general supervision of the Community Development Director.

Duties and Responsibilities

  • Completes zoning certification forms and provides for interpretations of zoning standards.
  • Determines compliance with the provisions of the Zoning Ordinance and completeness of planning applications. Notifies applicant if the proposed use is not in compliance with ordinance standards and assists with an appropriate alternative procedure, appeals, or any other administrative remedies necessary to attain compliance.
  • Conducts technical reviews, and responds to staff and citizen requests regarding zoning ordinances.
  • Coordinates the enforcement of the zoning ordinance with the enforcement of other related land use regulations by active cooperation with other departments.
  • Develops recommendations regarding zoning amendments, zoning permit fee structures, zoning forms, and prepares resulting text amendments.
  • Meets with citizens and applicants to review and discuss proposed projects and zoning regulations.
  • Makes staff reports and presentations as appropriate to the Planning Commission and Zoning Board of Appeals on specific project proposals such as, but not limited to, rezoning applications, special use permit applications, zoning amendments, variances, and appeals.
  • Responds to questions from citizens, contractors, developers, and builders regarding zoning ordinances, signage, and land use; researches and validates property locations and ownership by examining tax records, GIS maps, and property deeds.
  • Works on special projects assigned by the Community Development Director and performs other duties, as requested.

Recruitment and Selection Guidelines

Knowledge, Skills. and Abilities

  • Considerable knowledge of Peachtree Corner ordinances related to zoning and subdivision development.
  • Considerable knowledge of the principles and practices of planning and zoning.
  • Knowledge of, and ability in, effective oral and written communications techniques when interacting with the public, developers, property owners, city boards, and others.
  • Knowledge of the purpose and use of common office-based technology such as programs for work processing, printing, and database management.
  • Ability to interpret and explain local ordinances, rules, and regulations including technical plans and drawings related to specific ordinances.
  • Ability to establish and maintain effective working relationships with employees, elected officials, contractors, developers, property owners, and the general public.
  • Ability to document and complete required documents and reports.

Physical Requirements

  • Must be able to perform light work exerting up to 20 pounds of force occasionally, and/or up to 10 pounds of force frequently, and/or a negligible amount of force constantly to move objects.
  • Must be able to perform normal bodily movements such as standing, stooping, crouching, crawling, bending, kneeling, and other movements.
  • Must have close visual acuity to analyze data, prepare reports, operate a computer, perform extensive reading, use a measurement device, and observe work for completeness.
  • Must be able to speak with others, hear spoken words, and read words and data.
