Job Requirements

Knowledge of:

  • Tools and material used in building maintenance and construction work.
  • Construction estimating practices and current labor and material costs.
  • The hazards and necessary safety precautions applicable to building maintenance work.
  • Commercial and residential construction codes and ordinances and associated rules, regulations and standards.
Ability to:

  • Produce written documents related to preventive maintenance or proposed projects with clearly organized thoughts using proper sentence construction, grammar, and punctuation.
  • Enter data or information into a terminal, PC, or other keyboard device.
  • Review or check the work products of others for conformance to standards.
  • Exercise sound judgment in completing assignments.
  • Work safely without presenting a direct threat to self or others.
Education & Experience:
  • One-year certificate from a college or technical school; or two (2) years of related experience and/or training; or an equivalent combination of education and experience.
Licenses, Certificates & Registrations:
  • Valid Texas Driver’s License.

Job Description

The Public Buildings Maintenance Superintendent is responsible for scheduling and supervising skilled trades personnel and other workers engaged in the maintenance, remodeling and repair of public buildings. Major responsibilities involve maintaining City-owned buildings and conducting preliminary surveys of proposed projects, including cost estimates; gathering budget information; monitoring capital improvement programs; ordering material; coordinating construction remodeling schedules with other sections; and ensuring that safe work practices are followed. Work is performed under the general supervision of the Public Works Director.

  • Supervises skilled tradesmen and other employees engaged in performing public building maintenance, construction or remodeling projects.
  • Plans and organizes building facilities projects for maintenance and remodeling.
  • Prepares preliminary time and material cost estimates on proposed projects.
  • Monitors building maintenance projects to ensure timeliness, correctness, and completion.
  • Inspects construction and remodeling projects for completion and to ensure compliance with specifications.
  • Orders parts and materials to maintain adequate inventory.
  • Schedules workloads for completion of capital improvement construction and remodeling projects.
  • Assists in the budget preparation process.
  • Trains new and existing staff in existing work methods to ensure conformance with accepted standards.
  • Conducts regular inspections of facilities, equipment, and hazardous work materials to ensure compliance with safety standards.
  • Investigates and reports all accidents and injuries in order to determine effective corrective measures.
  • Writes specifications and document for contract projects.
  • Ensures ongoing operational risk management control, evaluation, communication, training, monitoring and documentation.
  • Reviews and manages all incoming work orders for public buildings maintenance.
  • Issues work orders to appropriate maintenance personnel and monitor the progress of assigned tasks.
  • Conducts regular site visits to locations where maintenance and construction projects are underway. Document and notate progress.
  • Follows up on purchase orders (POs) related to pending projects, particularly those involving electrical work, painting, or generators.
  • Collects and turns in all paperwork, including invoices and completed work orders.
  • Initiates the process of obtaining quotes and estimates for upcoming annual maintenance and construction projects.
  • Performs other related duties as required.
  • Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide quality seamless customer service.

Additional Requirements:

  • This position requires the use of City vehicles. Individuals must be physically capable of operating vehicles safely and possess a valid driver’s license.
  • Some positions will require the performance of other essential and marginal functions depending upon assignment.

Supervision Received and Exercised:

  • General supervision is received from the Public Works Director.
  • Exercises supervision over skilled tradesmen and lead workers.
